Who is Martin Sepulveda and why should you know him? As a Senior Director for the Who's Who I have the honor to honor those that have outstanding careers and have accomplished success in many different venues. So Commander Martin Sepulveda now retired from the US Navy with a brilliant 30 year career there and Corporal Martin Sepulveda, United States Marine Corp now retired with a brilliant career there, is a man that deserves our attention. Foremost, I salute this man for his bravery in defending this country with tours to include, Combat Veteran Desert Storm, Kosovo, three tours Iraqi Freedom, one tour Enduring Freedom, one tour Inherent Resolve. This makes this Navy man well as Marine a combat veteran with impeccable credentials bestowed upon him for his many years of battle and protecting this Country from the terrorism that prevails today. When I sat with him to conduct this interview I had no idea who I was meeting the Navy man or the Marine! To my surprise a businessman appeared, charming, distinguished and for the past 15 years a successful real estate developer in the Arizona marketplace. I was respectful of his past history as well as intrigued of his tours of duty and the battles that he had fought. Yet I decided to leave that alone as in my first question, Martin said the following to me. Richard, war is gruesome in every respect. The young soldiers today have no idea of the impact that it will on them after they have there tour of duty. What I can share with you is that time does not let you forget those that died in battle nor the impact of the sight of death in front of your feet for the enemy or the soldier you trained with. I agreed with his sentiment and decided to talk about the present day and the future of his new life a civilian and not a soldier. I asked Martin about his real estate group and the success he has had in developing new projects. Martin is an Arizona native and brings over 20 years of business experience to the company. He has held business development positions in both public and private sectors. Martins shared with me the vision of his company and the mission of their success. As Martin opened the conversation he spoke passionately about the company and offered these words. Richard, The foundation of any successful retail program is the strategic location of facilities. Sepulveda Group has extensive experience designing and implementing national, regional and local site selection strategies, including the following areas: We are experts in national retail market searches and the development of market-specific site selection strategies that include, market penetration and analysis development criteria focused upon corporate identity retention. We are proficient in design for local and regional markets based upon unique corporate operational criteria that is a hallmark of our company's mission. I asked him to further expand the services that make this company unique as well as why they have had measurable success in the last fifteen years. Martin offered the following explanation to me. Richard, due to the ever-changing regulatory climate, more local, state and federal oversight has complicated the land development environment. At Sepulveda Group, our focus is on delivering results that fit each client’s unique project expectations. Know longer can you build a building without a complete knowledge of the are and the complex regulations that are now imposed by every regulatory agency that you need for a permit to proceed. Our entitlement services include: Site and Development Plan Approval, Construction Permits, Special and Conditional Use Permits Alcohol Licensing, Municipal, County and State Pre-Construction Permits, Impact Fee Deferral and Waiver Agreements, Comprehensive Sign Plans, General Business Licensing. I was amazed at the level of expertise that this group mastered in delivering a straight forward no nonsense approach. I said to Martin, it is really unfortunate today that local government and the municipalities that have this control can ask for so many complicated venues before a shovel hits the dirt. Martin just smiled and said you have to understand this is the world we live in. You roll with the group and understand what is needed and do the job with proficiency and integrity. That's what has earned us the reputation we have in this marketplace. As our conversation continued it was evidently clear that Martin and his partners understood the dynamics of what it is required to be accomplished and the level of companies that have used their services are Fortune companies as well as individual investors with reserves to build dynamic structures. Martin is a graduate of Arizona State University, where he earned a B.S. in Communication from the School of Public Programs. After graduation, he enlisted in the US Marine Corps and ultimately earned a Reserve commission in the US Navy. In 1988 he left active duty military service and began his career in municipal Economic Development. Before leaving public sector, he was the Senior Business Development Representative for the Arizona Department of Commerce; responsible for national marketing and business recruitment of high tech and foreign companies to Arizona. In 1995, after 7 years in public sector development, he was hired by McCarthy Builders Southwest; one of the nations largest and oldest privately owned general contractors. There he was responsible for business development in the Southwest region and Mexico and had tremendous success. Then the change that opened a new door emerged In 2000. Martin left McCarthy and formed Sepulveda Group; where his company specialized in site selection, project management and entitlements. There he continued to serve as the President of the company while also maintaining his commission as a Commander for the US Navy. In 2015, Martin retired from the Navy to devote himself to this group and to continue to build his dream company. I pressed further and said, ok Martin that is all well and good but what do you really do for your clients that others just do not accomplish. With a smile to his voice he said the following. Richard, Sepulveda Group’s commitment to provide “turn-key” services to our clients, our project management team guides our clients through the final stages of project design and construction, and completes the following segments that are critical for the success of the project. Our depth of analysis of the projects critical path items, timeline and costs estimation are crucial for cost control. We provide a “one-point” contact to clients and governmental reviewers to expedite permitting and approval processes. We coordinate with all project and design professionals to ensure client critical path items are achieved as well as maintaining conformance to all regulatory requirements. These are the salient points to our continued success. Yes they are time consuming and yet the outcome is always favorable to all concerned parties. Our ability to the coordination of project bids and RFI’s with general contractors as well as the direction of key components during construction phase make the final close-out coordination with client representative and contractors complete. That is our mission to provide the client a safe haven and seamless transition. As we continued to speak Marin shared that he held many positions on community boards over his professional career. He currently serves on the Board of Directors of the East Valley Partnership and is the Vice President of the Chandler Historical Society. He has also been elected to two terms as a City Councilman in Chandler Arizona. He had a run for Congress and has touched many lives with a hand to help in every situation as this is how he ran his battlefields with the many soldiers that came home from each of his tours will document. After this wonderful interview I walked away with a feeling of contentment that this man would deliver on a handshake whatever you agreed to regardless of the outcome. That is why he is successful and his company will prosper for the many years ahead.
